How much is the typical investment?
Usually $11,000 to $14,000 depending on the house.
What does my investment give me?
15% Stake in the LLC that owns the house.
Could you help me do a house by myself?
Yes, if you want us to help renovate a primary residence or vacation home we can help with the entire process. It just needs to be in the New York, NJ area.
What is your fee and when do you get paid?
Our Fee is a 15% stake in the LLC. We get paid out when the project is sold or refinanced. Basically we get paid when you get paid. This incentives us to make the most money possible for everyone, including ourselves.
Does SJS also invest in the projects?
Yes, we like to put our own money in as well.
Is my money liquid?
No, your investment will be tied up in the project for about 6 months.
Are these buy and hold projects or fix and flip projects?
We do both. There are advantages to either one that we can discuss in detail.
Are there risks involved?
Yes, with any type of investment there are risks. We spend a lot of time in preparation for the deal to make the risk as low as possible.
Can I pick a house and area that I want to invest in?
No, we have a checklist of things we look for before deciding on a house. Once we decide on a project we put out a spreadsheet with expectations and then you can decide if you’d like to invest or not.
What about my taxes?
We will file the taxes for the LLC and let you know your tax liability at the end of the year.
Can’t I just do this on my own?
Yes, you definitely can. However, we’re here to make it easier for you as we have a great system in place. We do our research not only for the location, but also all of the construction it needs so everything is taken care of. Furthermore we’ve know and trusted our contractors for over 10 years so we know the work will get done and will be of the highest quality
